CCR's

Our Covenents, Conditions and Restrictions (CCR) is a vital document used to maintain the appearance and value of our neighborhood. The Board works hard to adhere to these rules. Be sure you are familiar with them and submit a modification request form "before" you make any exterior modifications to home or property. 

Nov 08 Update:  The Modification Request Form has been updated with the following requirement:

Approval of Mod Requests Expire after 6 months: 
    The HOA's approval of Modification Requests expire six (6) six months after HOA approval. Any approved work not completed within 6 months must have a new Modification Request submitted for a new approval.

Sample Colors:  
    
For color changes and HOA approval, the homeowner must paint a sample of the color on the home and then request an inspection by the ACC for paint approval.  This request form and a 4" x 4" color sample is still required to be submitted.

2009 HOA Annual Meeting

  • Date:  Tuesday, January 20, 2009
  • Time:  7 to 9 pm
  • Location:  Puyallup Public Library

Plan to attend this very important meeting. It's an opportunity for you to meet your Board of Directors, find areas where you can  help the HOA, hear about neighborhood plans for 2009 and review the annual budget.

Please help keep our street drains clear

   With fall here and winter approaching, our drains become clogged with leaves causing rain water to back up. 

Please help us and your neighbors by keeping all drains clear of those leaves.

Homeowner Plants and Hedges

   There are a number of homeowner plants and hedges beginning to encroach, if not completely overgrow, the sidewalks. These must be trimmed back to the sidewalk edge, or it may be done by the association at the homeowner's expense.

Improvements at Shaw & 23rd

    The City of Puyallup is proceeding with improvements to the intersection of Shaw and 23rd...including a traffic signal.  Read more here on their announcement.

   Also, the city has already started the Shaw Road extension to Main Street.  We are hoping that the light at our intersection will be installed before this extension is opened.

Standing Rules

  1. The speed limit in the our neighborhood is
    25 mph

  2. Garbage cans, recycling containers and yard waste bins must be stored out of site during the week except for day of pick up.  Then they must be returned to your homes after pick up.
       

  3. All modifications to your home MUST be approved prior to starting the project as stated in the CC&R’s...see CCR
       

  4. HOA dues notices are sent out annually and payments are due by January 31st.  Late fees and liens will be applied for all delinquent dues. Board will also pursue foreclosure if dues for serious delinquencies.
       

  5. Please be aware that homes and yards need to be compliant with the CC&R’s. This means paint and lawn needs to be compliant.
